PARKING LOTLIGHTING

Safe, Well-Lit Properties Keep Tenants and Customers Coming Back.

A poorly lit parking lot is more than an inconvenience — it creates genuine safety and liability exposure for property owners and managers. Failed fixtures, dark corners, and lights that run around the clock on a broken photocell all reflect on the property and cost money in ways that add up quickly over time.

Loch Monster Electric installs, replaces, and repairs parking lot lighting across the Twin Cities Metro — LED pole fixtures, underground feeders, photocells, and timer controls — permitted and inspected, built to run reliably through Minnesota winters.

When Do You Need

PARKING LOT LIGHTING SERVICE?

YOUR PARKING LOT HAS DARK SPOTS OR FAILED FIXTURES

HID and older fluorescent pole fixtures fail gradually — a lamp burns out here, a ballast goes there — until sections of the lot are dark and the problem is noticeable enough to draw tenant or customer complaints. By the time there are visible dark spots, there are usually multiple fixtures in various stages of failure throughout the lot. We assess the full condition of your parking lot lighting, not just the fixtures that have already gone out. Failed lamps, deteriorating ballasts, and corroded connections at the base of poles are all addressed in the same visit — and if the system is old enough to warrant it, we can upgrade the entire lot to LED at the same time.

YOU'RE DEVELOPING A NEW COMMERCIAL PROPERTY

Parking lot lighting for new construction involves more than mounting fixtures on poles. Underground conduit and feeder runs need to be installed before paving, fixture spacing needs to be calculated against the lot layout to deliver even coverage, and the installation needs to be coordinated with your GC's schedule and pass inspection before the site can open. We work directly from your site plan, handle the underground work and pole installation, and coordinate inspections so the lighting side of your project does not become a scheduling problem for the rest of the build.

YOUR EXISTING LIGHTS STAY ON 24 HOURS A DAY

A photocell that has failed in the closed position keeps your parking lot lights running continuously — through daylight hours, through the middle of the night — adding unnecessary load to every utility bill until it is replaced. A failed timer creates the same problem and can go unnoticed for months on a property that is not checked regularly. We replace failed photocells and timers and can add dusk-to-dawn automation to systems that were never properly controlled to begin with. Lights that run only when they are needed cost significantly less to operate than lights that run all the time.

LED fixtures typically use 60 to 75 percent less energy than the fluorescent or HID systems they replace. For a business running lights 10 to 12 hours a day, the payback period on most commercial LED retrofits is two to four years. After that, the savings are ongoing. We have done retrofits in Minneapolis and St. Paul where the monthly utility savings were significant enough that the project paid for itself well ahead of schedule.

We start with the layout, making sure fixture placement delivers even distribution for the way the space is actually used. Then we run circuits, install fixtures, connect controls, and test everything. For large spaces like warehouses or open offices, we coordinate with the GC if the space is under construction. We pull all permits and coordinate inspections.

Yes, in most municipalities. Outdoor commercial lighting typically requires an electrical permit and sometimes a site plan review depending on the city. We pull the permits, handle the conduit and underground work if needed, and coordinate the inspection. We work regularly in Minneapolis, St. Paul, and surrounding suburbs where the permit requirements vary by city.

Yes. Occupancy sensors and daylight controls are one of the fastest ways to reduce lighting energy costs without replacing all the fixtures. We retrofit controls into existing systems and also specify them for new installations. For large commercial spaces, smart lighting controls can cut lighting energy use by an additional 30 to 50 percent beyond just switching to LED.

Minnesota follows the National Electrical Code with state amendments, and lighting requirements have changed significantly over the past decade. Emergency egress lighting, exit signs, and lighting in certain commercial occupancy types have specific requirements. If your building has not had an electrical inspection recently or you are changing the occupancy, we can walk through your current setup and flag anything that needs updating.
