We have worked with HOAs managing everything from small condominium buildings to large multi-building properties across the Twin Cities.

We coordinate with property management on timing, try to schedule disruptive work during low-occupancy periods, and communicate clearly with residents when a shutdown is required. For common area work that does not affect individual units, we can often work without notifying residents at all.

Both are possible. Frequent bulb burnout in a common area can be a sign of voltage fluctuations, incorrect fixture ratings, or failing ballasts in older fluorescent systems. It can also just be fixtures that are past their service life. We diagnose before recommending a fix, which usually means the solution actually solves the problem rather than just replacing what failed.
