HOA Emergency Repairs

24/7 EMERGENCYRESPONSE

When Residents Call, We Answer.

A property manager dealing with an electrical emergency at night does not need to leave a voicemail and wait. They need someone who picks up, understands what they are describing, and gets a licensed electrician moving. That is what 24/7 emergency response actually means — not an answering service, not a callback window, not a next-day assessment.

Loch Monster Electric provides around-the-clock emergency response for HOAs and multifamily properties across the Twin Cities Metro. We communicate clearly with property management throughout — so you always know what we found, what we are doing about it, and what residents can expect.

Phone Is Usually The Fastest Way To Reach You, But We're Happy To Follow Up However Works Best.

When Do You Need

A 24/7 HOA EMERGENCY RESPONSE?

A POWER OUTAGE AFFECTS MULTIPLE UNITS OR COMMON AREAS

A building-wide or multi-unit outage in a multifamily property is not self-diagnosing — it requires systematic investigation to determine whether the fault is inside the building's distribution system or on the utility side of the meter. Getting that wrong wastes time while residents are without power and management is fielding calls they cannot answer. We arrive with diagnostic equipment to trace the fault from the service entrance through feeders and panels, communicate clearly with property management throughout the process, and coordinate with the utility where the issue involves their infrastructure. You get a running update on what we are finding — not silence until we are done.

A RESIDENT HAS REPORTED AN ELECTRICAL HAZARD

A sparking outlet, a burning smell in a common area, or exposed wiring reported by a resident is not a situation that can wait until business hours. Beyond the safety risk to residents, there is a documentation dimension that matters to the HOA — how quickly the board was notified, when a licensed electrician was dispatched, and what action was taken. That response timeline is part of the record if the situation ever involves an insurance claim or legal question. We respond to resident-reported hazards the same way we respond to any emergency — immediately. We assess the situation, make the area safe, and provide written documentation of what was found and what was done. That record protects residents and gives the board a clear account of how the situation was handled.

CRITICAL BUILDING SYSTEMS HAVE LOST POWER

Elevators, fire alarm systems, emergency lighting, security systems, and common area HVAC are not optional amenities — they are building systems that affect resident safety and, in many cases, legal occupancy requirements. When those systems lose power, the situation is not just an inconvenience to manage. It is an emergency that needs to be resolved before the building can be considered fully safe and operational. We prioritize life-safety system failures in every emergency response and arrive equipped to diagnose and restore power to critical systems as the first order of work. If the failure reveals a broader condition in the building's electrical infrastructure, we document it clearly so the board can make informed decisions about next steps — not react under pressure later.

QUESTIONS

Any situation that affects multiple units, creates a safety hazard in a common area, or requires an immediate response to prevent property damage. Power outages affecting shared systems, sparking in a utility room or mechanical space, breaker failures that take out hallway lighting or exit signs, and storm damage all qualify. If you are not sure, call. We would rather field a call that turns out to be routine than have you wait on something that is not.

For properties in the core metro, our goal is to have someone on site within a few hours of an emergency call. We are not a dispatch center, which means when you call, you reach someone who can make decisions and get a licensed electrician moving. Response times vary based on current workload, but emergencies go to the front of the line.

Your property manager or on-call building contact should have our number. We prefer working through a single point of contact at each property so we are not getting conflicting calls from multiple board members or residents. Set up the relationship before an emergency happens so there is no confusion when it does.

We document what we found and what we repaired. You get a written record that covers the diagnosis, the work performed, and any follow-up recommendations. If the emergency was caused by something that needs a longer-term fix, we flag it clearly so it does not turn into another emergency six months later.

Yes. After a significant storm, we can do a systematic assessment of exterior electrical systems, panel conditions, and any areas where water intrusion may have compromised wiring or equipment. We document everything in writing, which is useful for insurance claims and for prioritizing repairs.
