When several units go dark at the same time, the fault is upstream of those units; in a shared feeder, a distribution panel, or a main disconnect serving that section of the building. The individual unit breakers are fine. The problem is in the building's electrical infrastructure, and restoring power requires tracing the distribution system to find exactly where the failure occurred. We work through the building systematically — main service entrance, distribution panels, feeders, and sub-panels — until we locate the fault, make the repair, and restore power to the affected units. We document what we found and what we did, so you have a clear record of the event and any follow-up work that may be needed.

A PARTIAL POWER LOSS ISN'T EXPLAINED BY A TRIPPED BREAKER

Partial outages — where some circuits are working and others are dead — are often more confusing than a full outage and can be harder to diagnose without the right equipment. A lost leg of power at the service entrance, a failed conductor in a feeder, or a loose connection at a lug inside a panel can all produce partial loss in ways that do not point obviously to their source. In older buildings with aging panels and equipment, these faults can develop slowly and give little warning before they fail. We use diagnostic equipment to identify the location and nature of the fault without unnecessary guesswork, trace it to the source, and repair. If the fault reveals a broader condition in the building's electrical system that warrants attention, we document it clearly so you can make an informed decision about next steps.

POWER WAS RESTORED BY THE UTILITY, BUT UNITS ARE STILL DARK

When utility power returns after an outage event, it does not always restore power to every unit in the building. Voltage surges during outage and restoration events can trip breakers, damage equipment, and in some cases, cause failures in the building's distribution system that were not present before the outage. Units that remain dark after the utility has restored service have a problem inside the building — not on the utility side. We inspect the full distribution path from the utility meter through the building's panels and feeders to identify what failed during the event, restore power to the affected units, and assess whether any equipment was damaged that needs to be repaired or replaced before the next outage puts it under stress again.

Power outages affecting shared systems, sparking in a utility room or mechanical space, breaker failures that take out hallway lighting or exit signs, and storm damage all qualify. For properties in the core metro, our goal is to have someone on site within a few hours of an emergency call. We are not a dispatch center, which means when you call, you reach someone who can make decisions and get a licensed electrician moving. Response times vary based on current workload, but emergencies go to the front of the line.

Your property manager or on-call building contact should have our number. We prefer working through a single point of contact at each property so we are not getting conflicting calls from multiple board members or residents. Set up the relationship before an emergency happens so there is no confusion when it does.

We document what we found and what we repaired. You get a written record that covers the diagnosis, the work performed, and any follow-up recommendations. If the emergency was caused by something that needs a longer-term fix, we flag it clearly so it does not turn into another emergency six months later.
